Owner’s Representative / Residential Construction Project Manager
Engagement Type: Contract / Fixed-term, immediate start through project completion
Reports To: Owner-Builder
Role Summary
We are hiring a highly organized, field-capable Residential Construction Project Manager to take full control of an active custom home project and drive it to final completion, inspections, closeout, and move-in readiness.
This is not a passive coordination role. This person will act as the owner’s day-to-day project lead and must be able to manage trades, verify scope against plans, control budget, enforce schedules, identify gaps before they become problems, and keep the project moving without constant supervision.
The project is already permitted and under construction. Remaining work includes finish trades, trade coordination, quality control, procurement follow-up, pool coordination, closeout documentation, final inspections, certificate-of-occupancy readiness, and handover. The right person must be able to step into an imperfect, partially completed job and bring order, structure, accountability, and execution.
Core Objective
Take full operational ownership of the remaining construction process and deliver the house to final completion, within budget, with minimal rework, minimal owner involvement in day-to-day issues, and no ambiguity on what each trade is responsible for.

• every remaining trade is clearly scoped, bid, contracted, sequenced, and managed
• no trade arrives without a complete work package and site readiness

• final closeout includes punch completion, manuals, warranties, as-builts, and turnover documentation
Key Responsibilities: Project leadership and execution
• Take over day-to-day management of the full project from current state through final completion
• Build and maintain the master execution plan for all remaining scopes
• Convert plans, finish selections, and owner direction into contractor-ready work packages
• Identify missing scopes, overlaps, sequencing conflicts, and budget risks before work starts
• Drive the project to completion with urgency and accountability
Trade management
• Source, vet, compare, and coordinate remaining subcontractors and suppliers
• Walk the site with trades, explain scope, answer questions, and eliminate ambiguity
• Ensure each trade receives a detailed scope, quantity basis, finish expectations, exclusions, and acceptance criteria
• Track contractor commitments, start dates, lead times, and completion dates
• Enforce performance, hold trades accountable, and escalate problems quickly
Budget control
• Manage the approved remaining budget and maintain a live cost tracker
• Review bids for scope gaps, inflated pricing, and change-order risk
• Negotiate pricing and keep procurement aligned with owner budget targets
• Review invoices, draw requests, and lien waivers before payment approval
• Flag cost overruns early and propose alternatives before money is lost
Procurement and finish coordination
• Manage finish decisions and field implementation for:
• cabinets
• countertops
• doors and trim
• paint
• flooring and tile
• plumbing fixtures
• lighting and electrical fixtures
• garage doors
• mirrors, shower glass, and accessories
• pool finish and deck coordination
• Confirm materials are ordered correctly, delivered on time, and protected once on site
Permits, inspections, and closeout
• Coordinate remaining inspections and verify readiness before calling them in
• Track city requirements, corrections, and final approval path
• Coordinate certificate-of-occupancy readiness and final turnover requirements
• Manage punch list to full close
• Deliver final closeout package including warranties, manuals, model numbers, finish schedules, and as-built notes
Required Qualifications
• 5+ years managing residential construction projects, ideally custom homes or luxury residential finish-outs
• Strong field experience with finish sequencing, subcontractor coordination, and closeout
• Proven ability to read plans, sections, schedules, and finish documents and convert them into executable scopes
• Strong understanding of residential construction including insulation, drywall, trim, paint, cabinets, flooring, HVAC, plumbing, electrical, drainage, and final inspections
• Experience managing active projects with imperfect handoffs, open issues, and multiple subs
• Strong cost-control ability and comfort reviewing bids, invoices, and change requests
• Able to hold contractors accountable without creating unnecessary chaos
• Excellent written and verbal communication
• Strong documentation habits and follow-through
• Must be comfortable working directly for an owner-builder
Preferred Qualifications
• Experience as an owner’s rep, superintendent, residential PM, or custom-home project lead
• Experience in residential construction
• Familiarity with permitting and inspection processes
• Experience managing high-end finish execution, not just shell construction
• Ability to use spreadsheets, project trackers, punch tools, and photo documentation effectively

Ideal Candidate Profile
This role is best for someone who has already managed residential projects through the messy finish stage and knows that the last 20% of a project is where most delays, quality issues, and cost leaks happen. You should be the kind of person who can walk a house, spot what is missing, call the right trade, rewrite the scope, fix the sequence, and keep the owner from having to manage 20 loose ends at once.
